"Buy now and refinance later."
It's become one of the most common phrases in today's housing market.
You'll hear it from Realtors.
You'll hear it from lenders.
You'll hear it on YouTube, Instagram, and TikTok.
And here's something that may surprise you...
I don't think it's bad advice.
In fact, for many buyers, buying today and refinancing later can absolutely be the right strategy.
The problem isn't the advice.
The problem is what many people assume it means ands what nobody tells you.
Here's What Nobody Tells You
Refinancing isn't automatic. It isn't a reward. It isn't guaranteed. It's another mortgage application.
Which means: you'll need to qualify all over again. Your income matters. Your credit matters. Your debt matters. Your employment matters.
Everything starts over.
That's the part most people leave out.
The Better Question
Instead of asking:
"Can I buy this house?"
Ask yourself:
"Can I comfortably own this house?"
Those are completely different conversations.
Especially in Florida we have a lot to consider:
Insurance changes.
Taxes adjust.
HOAs increase.
Air conditioners quit.
Roofs get old fast.
None of that is unusual.
I'm not telling people to wait.
I'm also not telling everyone to buy.
I'm saying this: make a decision that still works if life doesn't cooperate.
If rates come down... Great. Refinance.
If they don't... you should still feel good about buying the house.
That's the goal.
